Wren House is on the corner of Riverway and Lammascote Road, in the heart of Stafford. The development is close to all the facilities of the town centre, which also offers excellent public transport links. Am I eligible to live in Wren House?
The apartments at Wren House will be offered for affordable rent. Affordable rent is at least 20% below market rent and is for people whose current housing does not meet their needs. It is available to those with local connections to the borough and who cannot afford to access commercially rented housing.
Wren House is a development for people aged 55+ but you do not need to be retired to be eligible to live there. Applications are also encouraged from working people looking for a convenient, secure and affordable home.
Applicants should:
- be aged 55 or over
- be UK resident
- have a local connection to Stafford
- have no breaches of any current tenancies
- earn less than £60k per annum and/or have savings under £30k
- have less than £30k equity in your current property if you are an owner-occupier
Transfer applicants must have been in their current home for at least 12 months and have received a satisfactory property inspection.
All applicants will be subject to a Housing Needs Assessment to help us fully understand your current housing circumstances.
What will it cost to live in Wren House?
The weekly rent for a one-bedroomed apartment is £149.07 and for a two-bedroomed apartment it is £169.00. Rent is charged over 48 weeks.
What is affordable rent?
Affordable rents are set at a level at or below 80% of market rents in the area.
This kind of tenancy can make it easier to budget because your rent covers many of the costs which are sometimes included in additional service charges.
At Wren House, part of your rent pays for a retirement living officer to be on site Monday to Friday and to carry out the essential checks that keep you and your building safe. It covers 24-hour telecare support as well as a caretaker service maintaining the communal areas and grounds. Your rent also supports the cost of our engagement and volunteer team, who can help you to arrange activities and events.
